A 101-year-old building on Rochester’s North Broadway sold for $1.1 million last week.

Adam Marquardt’s Ironton, LLC purchased the prominent two story complex at 223 N. Broadway on July 30. The building includes commercial space on the street level and two apartments on the second floor.

The retail space has mostly sat empty since Lillian's, a women's clothing store, closed in 2015, after a 12-year run at that address.

Marquardt, a Med City financial advisor, plans to move the offices of Certa Advisors into the 8,975-square-foot building. He hopes to make that happen by the end of the year, if possible. Marquardt also plans to rent out the upstairs apartments.

Gustie II, LLC, a Rochester based firm managed by Dirk Erickson, sold the property. Gustie II’s ownership dates back to 2014.

Re/Max Realtor and Rochester developer Ben Kall represented both Marquardt and Erickson in the deal.

Olmsted County estimated the total market value of the two parcels that comprise the property at $575,700 for 2021-2022.
