Local developers are proposing to build a three-story apartment complex on Rochester’s North Broadway.
Benaiah Properties of Rochester submitted a land development application this week to build a three-story, 27-unit apartment complex at 804 N. Broadway. It is proposed for the northeast corner of Broadway and Eighth Street Northeast.
It appears that the project, which is in its very early stages, may require demolishing houses at 804, 806 and 812 N. Broadway.
Joshua K. Peterson is listed as the general manager for Benaiah Properties. The construction timeline of the project was not available.
The plans show the complex to be built on a 0.36 acrelot. It is proposed to include underground parking. The residential area of the planned complex is listed at 25,915-square-feet plus another 4,325-square-feet for office space.
Benaiah Properties purchased the properties in May from commercial Realtor and developer Mike Busch, who owned them under the name 816 North Broadway LLC.
Busch acquired the 804, 806, 812 N. Broadway houses as well as a small commercial building at 816 N. Broadway in 2017 from the Estate of John (Jack) M. Prow. That $950,000 real estate deal also included 12 and 20 on Ninth Street Northeast as well as 11 (B), 15, 19 and 25 on Eighth Street Northeast.
