Planning Commission and 100 Acre Woods

The City Planning and Zoning Commission in Rochester and Olmsted County has a meeting slated for 6:30 p.m. in the Council/Board Chambers of the Government Center, 151 4th Street S.E.

Looks like Hundred Acre Woods is on the agenda as well as a few other projects. Here's some from the agenda:


1. Amendment to the City of Rochester Comprehensive Plan to incorporate the Rochester-Olmsted Council of Governments (ROCOG) 2035 Long Range Transportation Plan as an official planning document for the city to guide policy, programming and development decisions regarding the existing and long-term transportation needs of the city. This Plan will serve as a city-wide master plan guiding the development of major thoroughfares and bicycle facilities, and identifies potential improvements in transit services, pedestrian facilities and highway-related commercial freight and passenger systems. The plan discusses the level of resources needed to preserve and improve the region’s transportation system, and provides information for local land use decision-makers to insure steps are taken in the development approval process to preserve needed transportation corridors. 1. Amendment to General Development Plan #171 known as Hundred Acre Woods by Calhoun Development Rochester Hundred LLC. The applicant is proposing to amend the approved GDP by including approximately 70.92 acres from GDP #229 Graham Woods into the Hundred Acre Woods Development. The amendment proposes different roadway alignments and a different style of development on the 70.92 acres located south of Eastwood Road SE. The applicant is also requesting approval of a Substantial Land Alteration permit to allow for grading that exceeds 10 feet of cut or fill on the property. The property is located along the south side of Eastwood Road SE, west of Hillcrest Court SE and east of Grandview Memorial Gardens. (public hearing)
Type III, Phase II Restricted Development Preliminary Plan #05-17 by Calhoun Development Rochester Hundred LLC to develop private recreation area within the Hundred Acre Woods Development. The proposal is to construct a private park on Lot 12, Block 1Hundred Acre Woods and a private park consisting of a swimming pool, wading pool, bath house and playground on Lot 1, Block 3 Hundred Acre Woods and Lot 1, Block 2 Hundred Acre Woods Second. The property is zoned R-1 (mixed single Family) and the development is located north of Eastwood Road SE and south of TH 14. (public hearing)


1. General Development Plan #259 to be known as Canal Place SE by Calli R, LLC, Maine Street Development Company of Rochester, LLC and Ryanna, LLC. The applicant is proposing to develop approximately 13.40 acres of land into lots for a commercial development served by a private street. The property is located along the east side of TH 63, south of 40th Street SE and north of 48th Street SE. (public hearing)

4. Preliminary Plat #05-23 known as Meadow Lakes Second by Younge Development. The applicant is proposing to subdivide approximately 14.9 acres into 32 lots for single family residential development and 3 outlots. The plat also dedicates right-of-way of public roadways and public parkland. The property is located south of the Meadow Lakes Golf Course, north of 8th Street SW and west of West Circle Drive.
